CHESTERMERE – For the average family purchasing a home can be one of the most expensive, exciting and important investments they can make. And really what does the average person know about purchasing a house? The wife may tend to be concerned with the layout of the kitchen, storage space and cupboards while the hubby says he thinks he would have enough room in the garage to work on his hot rod and if need be, double as a dog house if he is ever sent there. Seriously though, house hunting and buying can become quite a daunting task at times and there could be several hidden flaws buried deep within the walls of the dwelling. This is where an expert like Patrick Watson comes in handy. He’s a handy kinda guy that has brought his expertise to a new realm. In his former occupation Watson, was Journeyman Carpenter and after several months of professional schooling, he is now embarking on a career as a Certified Professional House Inspector. Watson owns CDPI, which stands for Canadian Detailed Property Inspections Inc. With his vast knowledge of carpentry and a formal education from the British Columbia Institute of Property Inspectors, he is certainly qualified to inspect your home. A home inspection will help a person make an informed decision about whether or not to purchase a home. Also, if you are going to sell your home, an inspection can give you an idea what may need to be repaired before selling it. Either way it is a great investment in awareness.
Watson begins the inspection on the exterior of the house looking at the doors and windows, also for trees and shrubs or landscaping that may interfere with the house and the house foundation. Next, he will head up to the roof to inspect the shingles, flashing, gutters, downspouts and chimney(s). For obvious reasons this cannot be done if the roof is covered in snow. He’ll then move to the interior and check out all of components such as the furnace, water heater(s), air-conditioning, plumbing and electrical. Basement walls are examined if they are accessible, as well as some fire and safety issues will be addressed. He may even use his Thermal Imaging camera and moisture meters if he feels it is warranted. Even items as simple as window cranks will not be overlooked. He also does a thorough attic inspection looking at insulation and general condition. The inspection is meticulous work and it can’t be done any other way. Watson avoids the checklist style of house inspection as he prefers an extensive written report of his findings saying it provides more detail for his customers.
Watson says his rates are competitive with others in the industry and says he gets most of his referrals through Real Estate agents. He’s on the move so you can be too. For more information call Patrick Watson at 403-923-0099 or check out the website a www.cdpiinc.com
